Predicted Energy Assessments
A PEA needs to be carried out by a separately qualified Predictive Domestic Energy Assessor. New build properties are assessed at two stages, once from plan to produce the PEA and again at completion of the build to create an EPC for the SAP of the building. We have several qualified assessors within Green Homes and can create competitive pricing for all new properties whether it is a single unit or an entire development.

Legal packs
Again our pricing is highly competitive and reduces depending on numbers per site. Each site should be quoted individually to take into account the independent rules of the relevant local authority. Our packs are being produced in approx 5 working days and are double checked by our experienced team.

Code for sustainable homes
From 1st May 2008 all new build properties must include a rating against the code. Not all new build properties have to be built to the code and if there is no rating certificate then the HIP must include a nil-rated certificate showing that the home has only been designed to meet current Building Regulations. We have word templates of the certificates that must be completed for each HIP.

Conversions
If these are being marketed before completion then they will need to be treated in the same way as a new build with a predicted energy assessment. If the conversion is being marketed after completion then is to be treated as existing house stock with an Rd SAP EPC.
